BURLINGTON COUNTY

Dryer Vent and Air Duct Cleaning in Mount Laurel, NJ

Mount Laurel was farm country until suburban growth from Philadelphia reached it in the late 1960s, and the township added more than ten thousand homes between 1980 and 1999. A quarter of its homes are townhouses or other attached units, and AMG Duct Cleaning works them from Cherry Hill, across Pennsauken Creek.

This Burlington County township was set off from Evesham Township in 1872 and named for a hill covered in laurel, and it counted 44,633 residents at the 2020 census, its highest count ever. Alice Paul, the suffrage leader, was born at Paulsdale here. The Turnpike's only exit in the township, Exit 4, meets Route 73, Interstate 295 has three exits of its own, and Ramblewood, Rancocas Woods, Birchfield and Fellowship are among the communities in between.

Nearly half the homes are detached houses, a quarter are townhouses, and most of the rest are condominiums and apartments, the majority built in the 1980s and 1990s. Fewer than three homes in a hundred predate 1949, so an old masonry chimney is the exception here. That housing points to dryer vent cleaning and air duct cleaning first, with chimney cleaning each fall on fireplaces that are often factory-built.

Townhouse dryer runs that go up instead of out

In a two-story townhouse the laundry often sits on the bedroom floor, and the only way out may be up, through the attic and out a roof cap, or sideways along a ceiling to the unit's one exterior wall. Lint piles in the vertical section and at the cap, where a screen or a sticking flap holds it.

Dryer vent cleaning works from both the dryer and the termination, with the association's approval where the roof is common property. If a run is far longer than the dryer's maker allows or was pieced together with foil, dryer vent installation lays in a new rigid run along the shortest route the building permits.

Second-floor systems in the attic

The single-family houses of the 1980s and 1990s often put the bedroom system in the attic, with an air handler above the ceiling, flexible duct spread across the joists and a condensate line to a drain. Summer attic heat and the traffic of storage trips flatten those runs and pull them off their collars.

Air duct repair rehangs, reconnects and reseals the runs, and air duct installation replaces flex that has collapsed or torn. Cleaning comes last, once the system is tight.

Parkers Creek, Pennsauken Creek and the 2004 storm

Parkers Creek, a tributary of Rancocas Creek, drains the eastern part of the township and the South Branch of Pennsauken Creek the western part. In the July 12 and 13, 2004 storm, a Mount Laurel rain gage caught 6.27 inches, and the South Branch set new record peaks at its Maple Shade and Cherry Hill gages.

Crawl spaces and lower levels near those streams can stay damp for weeks after a storm like that. Mold treatment and removal addresses growth on the ducts and the air handler once the moisture is under control, while a lamp from HVAC UV light installation sits over the coil between cleanings.

Fireplaces in townhouse rows

Townhouses of this era often have a factory-built fireplace with a metal flue rising through a framed chase, and in some rows neighboring units share the chase structure. The metal chase cover rusts, water gets into the framing, and the association usually owns what sits above the roofline.

Chimney cleaning clears the flue from inside the unit and checks the spark screen. Chimney repair on a rusted cover or a cracked cap is planned with the association, since it touches the shared roof.

Questions and answers

Our townhouse dryer vents through the roof. How do we know it is clogged?

Loads that need a second cycle, a laundry room that turns hot and humid, or lint you can see at the cap from the ground. Longer drying times are one of the warning signs the Consumer Product Safety Commission lists. We clear the duct from the laundry side and look at the cap.

Our association says the roof and the chimney chase are common property. Who books the work?

The owner usually books the dryer or flue cleaning inside the unit, and the association approves anything on the roof or the chase top. We work to its rules and send what it asks for before the visit.

The upstairs of our 1990s colonial runs hot. Clean the ducts or check the attic?

Check the attic first. A flattened or disconnected flexible run starves a room however clean it is, so we look at the air handler, the runs and the return before recommending a cleaning.

Our crawl space near Parkers Creek stays damp. Is duct treatment the answer?

Not by itself. We check the crawl space ducts, the coil and the pan, and if there is growth, treatment follows once a vapor barrier or a dehumidifier has the dampness under control.
