CAMDEN COUNTY

Voorhees, NJ Duct Cleaning for Condos, Townhouses and Houses

Voorhees stayed a country town of orchards, blueberry farms and cranberry bogs until the Echelon Mall opened in 1970, and the 1980s then produced more of its present homes than any other decade. AMG Duct Cleaning works these condominiums, townhouses and colonials from our base in neighboring Cherry Hill.

This Camden County township was incorporated in 1899 from part of Waterford Township and named for the governor who approved it. It grew as six small settlements, Ashland, Glendale, Kirkwood, Kresson, Osage and Gibbsboro, until Gibbsboro left in 1924, and by 1900 Kirkwood Lake was drawing city visitors who came by train. The mall, now the Voorhees Town Center, anchored a 470-acre planned community of apartments, condominiums and single-family houses, and the township counted 31,069 residents at the 2020 census.

That mix sets the work. Roughly half the homes are detached houses and the rest are townhouses, condominiums and apartments, so a Voorhees visit might be a colonial with an attic air handler one morning and a condo with a closet unit that afternoon. In either kind of home the starting points are air duct cleaning and dryer vent cleaning, chimney cleaning comes up in the fall, and air duct repair follows wherever flexible duct in an attic has sagged or pulled loose.

Closet air handlers in condominiums and apartments

Close to four in ten Voorhees homes are rented, and more than one household in five heats with electricity. In a condominium or apartment that often means a heat pump air handler in a hall closet, a single return grille in the closet door or the ceiling beside it, and short supply runs above the ceiling.

That one return does all the work, and its filter slot may be the only one in the unit. A loaded filter makes the closet draw air around it instead of through it, and the dust lands on the coil. We clean the return and the coil face and check the drain pan, and an owner who rents the unit out gets the findings in writing.

Colonials from the busiest building decade

The single-family houses from the 1980s often run two systems, one furnace downstairs and a second air handler above the bedrooms. Flexible duct in that attic sags between trusses, kinks at the turns and slips off its collars when someone steps over it to reach the storage boxes.

Air duct repair rehangs and reconnects the runs, while air duct installation swaps out any stretch too crushed to save. Laundry in these houses is often on the first or second floor with the vent inside a wall cavity; dryer vent installation reroutes a run with too many turns for the dryer to push through.

Factory-built fireplaces and their chases

Many houses of this era were built with a factory-made fireplace and a metal flue inside a framed chase rather than a masonry chimney. The weak point is the top of the chase, a metal cover that rusts, holds water and lets it into the framing below.

Chimney cleaning on a metal flue removes creosote and checks the spark screen and the cap. Chimney repair replaces a rusted chase cover or a cracked cap before the water reaches the firebox, and it is a smaller job caught in autumn than after a wet winter.

Kirkwood Lake and the Cooper River headwaters

The Cooper River runs through Kirkwood Lake on its way from Gibbsboro toward Cherry Hill, and its North Branch begins inside the township. In the storm of July 12 and 13, 2004, the U.S. Geological Survey recorded a new record peak at the Kirkwood Lake dam.

Homes near those waters can hold humidity in a basement or crawl space all summer, and the coil and the drain pan show it first. Mold treatment and removal deals with growth in the ductwork and the connected equipment once the moisture is addressed, and HVAC UV light installation mounts a lamp beside the coil to keep working between cleanings.

Visits across the township

Voorhees shares its northern line with Cherry Hill along County Route 544, so the drive from our base is short, and Route 73 takes the crew on to Evesham next door. Condominium visits are arranged through the association office, and houses are booked directly with the owner.

Licensed and insured in New Jersey and veteran owned, the company takes Voorhees calls at our Cherry Hill office 8 AM to 8 PM, Monday to Saturday. The walk-through at the start of each visit comes with a free estimate.

Questions and answers

Our condo's air handler sits in a hall closet. Is duct cleaning worth doing there?

It depends on what the return and the coil show. A closet unit with one return pulls everything through a short path, so the coil face and the drain pan load quickly. We look at both before recommending a cleaning.

The attic system for our bedrooms never cools well. Should it be cleaned or fixed?

Look first. An attic system that cools poorly usually has a crushed, sagging or disconnected flexible run, and cleaning will not bring that airflow back. We check the runs, the collars and the return before suggesting anything.

The metal cover on top of our fireplace chase is rusty. Is that urgent?

It is worth fixing before winter. A rusted cover lets water into the framed chase and down toward the firebox and flue. We replace the cover or the cap and look over the flue while we are up there.

We rent our condo out. Can the tenant let the crew in?

Yes. Tell us who will be home and what the association requires, and the findings come to you as the owner.
